A defined four-step engagement so you always know where we are, what is next, and what is required of you. Most clients spend less than four hours of their own time before the right home is on the table.

A no-obligation conversation — by phone, video, or over coffee in Scottsdale. We define the brief: what matters, what doesn't, what is fixed, and what is negotiable. Most calls run 45 minutes.

I do the work before you do. Listings (and off-market homes) are personally walked, filmed, and scored against your brief. You receive a tight short-list with notes — not a hundred MLS links.
